Tenant Frequently Asked Questions

Take the payment to The State Bank, 124 Colorado Ave. Fill out a Deposit Slip with G&T Real Estate, Ltd. written at the top and your name or address under it. The State Bank will see that your account is properly credited. Or you may log in to the tenant portal to pay by credit card.
Rent is due on the 1st of every month. However, as a courtesy we offer a 5 day grace period, so any rent received by midnight on the 5th will be accepted with no penalties. The only acception to this rule is if your lease stated otherwise, before G&T Real Estate, Ltd. took over the property.
If you rent is not received by midnight on the 5th, there will be a late fee of $30 added. If the rent is not received by midnight on the 8th you will be served with a notice to comply or vacate the premisses.
Your security deposit and/or security deposit reconciliation will be mailed out 60 days from the day you returned possession or the last day of your lease – whichever occurred later.
Yes. We allow pets in most of our properties. Unfortunaly due to past issues all Pit Bulls require a non refundable $2500 damage fee. All pets must be friendly and allow staff into the properties. All pets must be invidually approved by management. A service animal is not considered a pet and will be allowed provided the tenant can provide proof that the service animal is needed. Lease revisions of any kind require Agent/Owner approval. Please contact us to start a Lease Revisions Request form, be prepared there is $100 fee for lease changes.
Yes. Anyone over the age of 18 who will be staying at the residence is required to complete an rental application.
Yes, absolutely. Your lease actually requires it. If G&T Real Estate, Ltd. has to coordinate this work, additional charges may apply. Please return receipts for any work completed with your keys.
If you have PCS or deployment orders taking you out of the area for a period of more than 90 days, you may break your lease without penalty. Note that we do follow and comply with the Service member’s Civil Relief Act (SCRA) rules concerning military lease breaks. You will need to provide a copy of the orders along with a written notice to vacate, and will be responsible for the rent through the end of the month following notice.
All of our tenants should have renters insurance. You were informed about rentors insurance when you signed your lease. Should a disaster occur, you should immediately contact your insurance company to cover your displacement. G&T Real Estate, Ltd. will not be able to help you in the short term.
Please place the property keys in a labeled envelope, and leave it in mailbox at our home office. Garage remotes can be left on the kitchen counter.
